Adjustable Rate Mortgages (ARM)

This type of mortgage is best suited for homeowners who are looking to maximize an initial lower monthly payment or plan to move in a few years.

The finer points:

  • Interest rate and monthly principal and interest payment stays the same for an initial period of time (such as 5, 7, or 10 years) then your payment will move up or down annually as interest rates fluctuate (the variable portion)
  • The interest rate at the beginning of the loan may be lower than a fixed rate mortgage
